The property was beautiful and right on the beach. There was plenty of room for me and my large family. We had 2 rental cars and there was plenty of parking for both. Everything was in great working condition in the villa. The security at the front gate was friendly and the gated community had a perfect pool for the kids and us to enjoy.

1st birthday in Cancun
Overall the property is nice and accommodating. The villa is as advertised, clean and is accented by a back patio ocean. It is equipped with whatever you need to make a meal, clean, or wash clothes. The space is very relaxing but it's in the middle of bustling Cancun and offers many excursions and activities. The ability to move around is pretty easy and straightforward (Uber or taxis galore / private transportation). For me and mine I would have tried to get further south so I wouldn't be as far away as I was for the activities we planned. For example, the closest excursion is Isla Mujeres and is about a 10 minute drive from the property and then a 20 - 30 minute ferry which was great. The other things we wanted to do was in Cozumel -1hr 20 min drive from property and 45 min ferry then Tulum is 2hr away. The property manager was available by text and responded back in a timely manner. They offered plenty recommendations. My issues with the place are that the air conditioning unit kept malfunctioning from the day we got there until like the the fifth day staying there and we stayed 6 days. They finally got the right issue fixed but it made for some sticky nights. I felt for the amount I paid on the villa I shouldn't have had a lingering issue like that in one of the rooms.

The place was nice. It met my expectations. I loved the location and walking right on the beach. Everything was so nice and clean. I would definitely stay here again. It was more than I expected.
