Apartment has a Kitchenette adjacent living room, equipped with full size fridge, oven/stove microwave/convection, toaster, coffee maker, with flat/dinnerware for your convenience. Towels, linens and bedding are all provided.
There is a QUEEN sofa sleeper that sleeps 2, and a quaint dining space. Bedroom has a comfortable QUEEN bed, sleeps 2 and a fold out convertible chair/single bed sleeps 1 can be set up in living room. Apt has NEW smart TV's to use NETFLIX, YOUTUBE on tv and VCR/DVD players and a well stocked DVD/VHS movie collection for your viewing in living room and bedroom.
There is Central air/heat set for your comfort, plus ceiling fans in each room.
Free WiFi enabled.
Bathroom has shower stall is well lit with plenty of storage.
There is a guests only laundry room with washer and dryer on the premises. Not shared.
The grounds have a lovely garden, grassy area for kids to play

Rental Agreement and Details of What you are Renting
Accommodations and Provisions Include:
The apartment has one bedroom with a QUEEN Size bed that sleeps two.
Living room has a QUEEN size sofabed that sleeps two. There is a single bed fold Convertible chair sleeps 1.
Off living room there is a Kitchenette with full-size fridge, oven/stove, toaster, coffee maker, dinnerware and flatware. Bathroom has a shower stall.
Owner provides courtesy paper goods, toilet paper and toiletries. GUESTS are responsible to replenish supply for remainder of their stay and purchase DETERGENT for laundry.
Linens/Towels provided. Apartment accommodates only five (5) overnight guests at any time NO exceptions. You will be asked to make other overnight sleeping arrangements for more guests.
Outside: guests have use of backyard grassy area for kids to play, patio table/chairs in front of apartment area ONLY.
Guest washer/dryer and Hot-tub.
Smoking guests are allowed to smoke OUTSIDE ONLY. Tabacco/vape smoking ONLY. NO DRUGS smoked on premises is allowed.
Guests may use propane barbecue grill.
Apartment has a safe to secure personal items. (there are no spare keys for safe.) If safe keys is lost, you have purchased a safe.
Guests may park up to two vehicles in homes driveway.
Linens, Bathroom and Kitchen Supplies:
We will provide linens and towels, as well as some starter paper product. Additional toilet paper and paper towels MUST BE REPLINSHED BY GUESTS
Trash Removal and Soiled Linens
Any trash accumulated in the apartment should be thrown in the trash bins outside next to apartment throughout your stay.
Soiled linens and towels should be placed in the clothes hamper. You are not responsible to wash towels and linens unless you are a long term renter.
Long Term Renters:
Apt must be kept clean during your stay. You are responsible to vacuum, sanitize toilet and shower weekly. Keep clean kitchen
City Street Sweeping On the first and third Wednesday of every month the city will ticket any vehicles parked on the street during these dates. Be sure to read the parking signs and park in the designated parking areas to avoid any
Other Important Points:
We mutually agree to the following:
_ The property will not be occupied by more people than we have specified in this agreement. At no time will there
be more than 5 overnight guests in the apartment, or that will mean a forfeiture of the security deposit ($100), unless by previous arrangement with owner.
_ You will not allow any animals, dogs, cats, reptile, bugs or other pets onto the property.
_ There will be ABSOLUTELY NO SMOKING INSIDE THE HOUSE.
_ Neither you nor your guests will use/smoke illegal or drugs on the property.
_ You will have no weapons, explosives, no fireworks or any illegal paraphernalia. Including during New Years and fourth of July holiday time periods.
_ You will take care not to play excessively loud music or otherwise create a nuisance to the neighbors.
_ You will complete all of the attached departing instructions before departure. The house will be clean when you
arrive, it must be clean and in good order at your departure.
_ You will notify us promptly of any damage or problems that arise.
_ Unless there is an emergency, we will notify you 24 hours in advance prior to our entering the property during your
_ Upon departure you will be sure to return apartment key to the kitchen counter top.
_ You nor any in your party will at any time enter the private “NO trespassing” areas without permission of the owner. These areas are NOT included in your rental.
It is understood, that any knowledge by neighbors, owner or anyone else of any inappropriate or unlawful conduct, activities, or possession of any illegal paraphernalia, will lead to the contacting of the local authorities.

Or anyone in my party may mean a forfeiture of my damage deposit. I understand I am financially responsible for any property damage over the damage deposit.
Please leave our home as you found it, CLEAN. Following these departing instructions is important to you receiving back your complete security deposit.
We are able to offer reasonable rates, ask for smaller security deposit, a smaller BEFORE YOUR ARRIVAL cleaning fee because you will pick up after yourself. YOU ARE NOT cleaning for our next guests. The Before arrival cleaning crew sanitizes and cleans thoroughly for your arrival and the next guests after you.
If cleaning crew finds YOU DID NOT do the departing instructions, I will be billed by cleaning crew for additional services. This service charge will be retained from your security deposit.
Living Room; Sweep, Return remotes and Movies to entertainment area, Wipe table and coffee table free of crumbs, Check under sofa for personal items, Straighten and return pillows on sofa. Please pick up SAND from beach.
Kitchen: Empty and wipe out refrigerator of any foods you’ve purchased. Empty Coffee pot/filter and rinse; Wipe Stove-top, Oven and Microwave removing any spills. Empty crumbs from toaster. Wipe any appliances used and put back where you found them. Wipe counter and sink with Lysol wipes. Put soiled dish rags on top hamper in hallway. YOU MUST wash and return dishes to their place in cabinet. DO NOT leave washed dishes in sink. Sweep. Take out trash to large trash can outside next to wall
Bedroom: Check behind door, under bed and chest of drawers for personal items. Return remote controls atop TV. Remove soiled sheets/linens from bed and put on floor. Take out trash to large trash bin outside next to wall.
Bathroom: Check behind door for personal items. Sweep and remove sand from floor, Remove all bath rugs, soiled linens/towels and put in hallway Hamper. Wipe down shower with Bathroom cleaner spray and REMOVE ANY HAIR. Wipe sink with Bathroom spray or Lysol wipes. Flush toilet and use Lysol wipes to WIPE RIM and seat. Take out trash to large bin outside next to wall.
GRILL Clean Scrape grill free of any food. Clean bbq utensils used with soap n water and wipe 2 side tables of grill and front grill table clean using lysol wipes. Recover cleaned grill when COOLED.
Tables, Chairs and Hot Tub Area:
Please return furniture to its places. Return inside dishes to inside. Make sure you have collected all of your personal belongings that are outside.
Key: Leave keys on kitchen counter and lock the door as you depart.
I understand I am only being asked to remove my footprint in the apartment, Return items we have used to there place. I agree to leave the apartment as I found it on arrival and to complete the above listed departing instructions. I realize I am responsible for completing these departing instructions so as not to be charged a cleaning service fee, retained form my security deposit.
