Our first floor room right near the reception desk and with the kitchen adjacent was quite noisy. It didn't help that a lost and found phone sitting on the reception desk was activated by a "find my phone" ping at 2:00 in the morning for a long time. Hopefully that won't happen again, but beware that Room 13 right next to the reception area hears everything that happens out there.

Super close to the beach with beach chairs, and towels available. Water bottle fill station in lobby. Excellent food in the restaurant, super close to Portland and surrounding towns. No fridges in rooms, and AC were not hooked up for AC only heat and fan mode. Very Pleasant stay, would definitely go back again.

Loved the updated feel in the room even though this is an Historic Inn. Bathroom is updated and very clean. Very friendly staff. An easy very short walk to a beautiful beach. The bed and pillows were very comfortable! Fresh chocolate chip cookies at check in was a bonus!

Not sure why i got this survey in German. Probably because my name is of German ancestry. The rooms were very nice and clean. The bathrooms looked new and the bed was comfortable with nice sheets. There is a restaurant and a bar on site. The location is excellent and very close to the beach

Home feeling hotel.

This was a nice hotel a few blocks from the beach. The people running the facility are very nice. Some of the rooms had a shared bathroom, ours had its own bathroom. The only drawback is the creaks and groans of the floors and doors. It didn't seem to bother me while sleeping, but it may bother some. Not much they can do about it.

Cozy and quaint

Pros: Close restaurants, Quiet
Second time staying at the Higgins Beach Inn. Although we did not eat in the dining room (South Portland waterfront nearby), i enjoyed my stay at the inn. Well appointed room with VERY comfortable beds. Hot coffee and muffins in the foyer the next morning. The location is superb. One block from the ocean. The sound of the waves breaking on the shore lulled me to sleep. Lots of fun.

great place with excellent restaurant.

Pros: Close restaurants, Quiet
The Higgins was located just up from the Ocean. The staff was very friendly and competent. We love are stay there.
