INTRODUCTION:
✤ Private studio tucked in the heart of charming Wallingford. 1 block from bus stops to downtown and to UW. 2 blocks from a convenience store, bakery, and dry cleaner. 10 minute walk to a grocery store, restaurants, parks, the Burke Gilman bike trail, and shopping. Walkable neighborhood. Street parking available. Smart home. Perfect for couples, solo adventurers, business travelers, and I-came-to-Seattle-for-coffee visitors.
THE SPACE:
✤ Cozied in the walk-out basement of our home, this studio has its own private entrance, kitchen, living room, and bathroom.
KITCHEN:
✤ The kitchen is fully equipped, including dishes, silverware, cooking utensils, pots and pans, a set of knives, a wine opener, dish towels, salt and pepper, dish washing liquid and dishwasher tablets, and more. We provide tea and coffee (see Coffee Bar section below), as well as a few "goodies" to get you started!
LIVING ROOM:
✤ The living room has a 43" TV. The FireTV includes Netflix, Amazon Prime Video, Hulu, and HBO (we do not have cable). There is a 34" monitor on the desk if you need an extra screen for your laptop (via HDMI w/ USB-C adapter). It is also furnished with a full-size couch, a coffee table, and a dining table.
BEDROOM:
✤ Our bedroom has a queen bed, nightstands, a closet, a dresser, an iron, and an ironing board.
BATHROOM:
✤ The bathroom has a shower with premium Beekman toiletries, a hairdryer, a first-aid kit, and ear plugs.
COFFEE BAR:
✤ We love coffee! There are several ways available to prepare your caffeine fix: drip coffeemaker, pour-over, french press, and Keurig single-serve.
Provided: rotating selection of our current favorite beans, along with a dedicated burr grinder, a goose-neck kettle, and a scale.
SMART HOME:
✤ "Alexa, set the bedroom lights to 10%"
✤ "Alexa, turn on the TV"
✤ "Alexa, play some songs by Duke Ellington"
Amazon Alexa controls all the connected lights and the entertainment system, so you can command them all by voice if you wish. Spotify and Amazon Prime Music are available.
GUEST ACCESS:
✤ Guests will have access to the entire studio apartment and 500 square feet space. The front entrance is secured by a pin-code lock. Note: The studio's back door leads to upstairs and is locked on both sides.
DIRECTION:
✤ Directions to our home on Google Maps are accurate.
FRONT DOOR:
✤ Enter the studio through the white french doors located down the driveway ramp. More specifically, when facing the house, the studio's front door is on the right. If you have trouble getting in, please contact us.
PARKING:
✤ The house is right by the street. Street parking is free and easy to find on the same block. There is plenty of free public parking with an abundance of space right next to the house (except on July 4th). Please do not park in the driveway. Please be considerate neighbors and follow Seattle law by leaving at least 5 feet of clearance between your car and the edge of any driveways.
GUEST MANUAL:
CHECKING-IN AT NIGHT:
✤ If you are checking in when it is dark and you cannot find the light switch, say in a normal voice "Alexa, turn on the lights." Alternatively, you can find the living room light switch on the left wall of studio front door as you enter.
LIGHTS:
✤ All the light switches (except the one in the bathroom) are controllable by voice and their names are labeled on the respective switch. If the name is X, then say "Alexa, turn [on/off] X" or "Alexa, [dim/brighten] X" in a normal voice.
ALEXA AS AN ASSISTANT:
✤ You will find an Echo and a FireTV in the studio, and they are Amazon devices that make Alexa "present." When, and only when, they hear the "Alexa" wake word, the blue LED will activate and your voice recordings will be uploaded for language understanding. If you are not comfortable with that, you can electrically disconnect the microphone by pressing the mute button (or you can simply unplug them).
EMERGENCY ACCESS TO THE STUDIO:
✤ We will respect your privacy and space throughout your stay. However, the only access to the electrical panel to the house is through the basement studio. In the unlikely event that the breaker trips, we will make diligent attempts to get in touch with you before entering the studio to access the panel.
OTHER DETAILS TO NOTE:
CEILING HEIGHT:
✤ The studio has low ceiling (about 6.5ft) in some areas. If you are taller than 6ft (1.8+ meters), our studio may not be a perfect match for you.
SUPPLIES:
✤ We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days.
QUIET NEIGHBORHOOD:
✤ We have a separate listing for the upstairs of the house (with no shared space with the studio). Our house rule for the upstairs guests includes being considerate upstairs neighbors along with no parties, and it specifically calls out for quiet hours between 11:00 PM - 7:00 AM. We have installed carpet with the thickest pad and added additional sound insulation where possible, but it is inevitable that guests will hear muffled footsteps from upstairs. Even though ear plugs are provided, if you are sensitive to noise, our studio may not be a perfect match for you.
TEMPERATURE CONTROL:
✤ The studio's heat is controlled from a central thermostat upstairs. If it gets too hot or cold, you can adjust the vent flaps as needed. If the studio is still too cold, a space heater is at your disposal to keep you extra toasty.
WASHER AND DRYER:
✤ Please be aware that we do not have a washer or dryer available for guests' use, but there is a laundromat less than 3 minutes drive away.
INTERNET:
✤ We have gigabit fiber internet. WiFi access only.
HOUSE RULES:
✤ We absolutely want you to enjoy the house and have a great time, but we need your help to keep the neighborhood peaceful and the place clean. More specifically:
QUIET HOURS:
✤ Quiet hours 11:00 PM - 7:00 AM. Please keep conversations and movie/music volume at normal levels (under 65 decibels) during that time.
SMOKING:
✤ Please refrain from smoking anywhere inside the property. Please be considerate to our neighbors and follow Seattle law by refraining from smoking within 25 feet of entrances, exits, windows that open, and ventilation intakes of neighboring houses. Inquire for smoke-friendly spots around the neighborhood. There will be a smoking fee of at least $150.00 charged for smoking in the house.
PARTIES:
✤ Parties are strictly not allowed. If guests are found to have had a party, guests will be responsible for extra cleaning charges (at least $250). In the unfortunate event that neighbors complain, guests will be asked to vacate the property, and the reservation will be cancelled without refund.
PETS:
✤ Unfortunately, we do not accepts pets in our property.
SECURITY CAMERAS:
✤ There are cameras on the premises. They are on the exterior of the building and in areas inaccessible to guests. This is for the safety of our guests, our home, and ourselves.
CONSUMABLES:
✤ Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. However, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
OTHER:
✤ Please do not rearrange our furniture. We expect the accommodation is returned to us in the condition presented on arrival. Breakages or damages not caused by normal wear and tear will be charged to you.
