When it snows, enjoy skiing down to the back of the condo and into the condo complex. In the summer, one of Snow Summit's mountain biking trails backs to the condo as well as being next to the ski lift that will transport you and your bike to the top. Located just behind a serene and peaceful campground. Have access to hundreds of mountain biking trails. No need to hassle resort parking!

An open floor plan connecting the kitchen, dining room, living room and deck with propane BBQ is perfect for entertaining.

An all natural stone wood burning fireplace will keep you toasty while relaxing and enjoying the Foosball table or the mini air hockey table. The cozy living room area is equipped with a queen size sleeper sofa and two comfy rocker recliner chairs to enjoy watching TV on the flat screen with a Blu Ray player.

Downstairs you will find three bedrooms and two bathrooms. The master bedroom has a king size bed and flat screen TV that is HDMI compatible with a Blue Ray player and patio access. The second bedroom provides two twin beds. The third bedroom is equipped with twin bunk beds.

Do not exceed the occupancy limit
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult  occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.

No parking in street or yard
Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.

No amplified music 24/7
Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line.  

Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m.

Take trash to dumpster locations
Trash needs to be taken to a local dumpsite. Clean Bear locations:
41790 Garstin Drive & 39690 Big Bear Blvd.

Fines
The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation.  

Eviction
Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In  addition, costly citations may be issued to the undersigned
