Welcome to our Brand New exquisite haven of modern elegance and comfort – a newly renovated 4 bedroom oasis with a dazzling private pool with accommodations for a group up to 11. Nestled in a tranquil neighborhood, our house is a testament to contemporary design and thoughtful luxury.

Newly renovated with vibrant patterns and indoor greenery. This instaworthy 4 bedroom 2 bath home features accent walls throughout that gives each room its own unique charm. Every room and corner of the house including the backyard is custom-designed to give you the luxury resort feel that’s a perfect getaway for a company of 11.

The space was designed by the host and her team and have previously had their designs featured in all of the company's past properties.


PARKING: You will have access to the entire home during your stay. The driveway can fit two full-sized vehicles.

The dining area can seat up to 8 people, and the bar an additional 2. The living room has a large designer leather sectional with additional accent seating.

AMENITIES: As a courtesy, a "starter" of supplies for guests, includes hotel quality toiletries, toilet paper, paper towels, dish soap, dish pods, coffee cups and trash bags. There are also some cleaning supplies for encouraged upkeep of the home should a mess or spill happen. This is to make our guests comfortable and also to relieve the stress of having to go to the store upon arrival to NEW Urban Oasis| 4BRRetreat| HeatedPoolBliss. Guests are still personally responsible for purchasing these items at a nearest store if guests have depleted the "starter pack". There is a utility room with complementary use of the washer and dryer.

**Please note that absolutely NO SMOKING and NO PARTIES are allowed. Audits are completed after every stay and guests will be charged a fee if any of the house rules are broken. These fees will be deducted from the required refundable incidentals deposits**

𝗩𝗶𝘀𝗶𝘁𝗼𝗿 𝗣𝗼𝗹𝗶𝗰𝘆: Guests who book this property are required to update their reservation with the full names of all additional guests sleeping at the property for at least one night. The maximum number of people allowed in the house is 11.

To ensure the safety of our guests and property protection, there are security cameras located on the exterior of the property providing 24 hour surveillance. There are NO cameras inside the home. There is a camera at the front of the property. There is also a Ring doorbell camera at the front door.

This home is located forestry areas. Therefore it is expected that bugs can be encountered near the property. The property is regularly treated for bugs and other pests but it is not a perfect solution. Please note that if you see bugs in the home or wildlife in the backyard that no refunds will be given.

Guest access
Guests can access the entire property during their stay. This includes all bedrooms, living room, kitchen, and private backyard.

Other things to note
Check-in time is at 4pm. Check-out time is at 10am.

BEDROOMS: This home accommodates a maximum of 14 guests in 2 KING beds, 4 QUEEN beds, 1 additional single daybed, and a swing bed in the lounge/leisure area.

EARLY CHECK-INS
Guests can request early check-ins within 2 days of their arrival. Early check-in is not guaranteed and we will not be able to approve any early check-ins before before this 2-day window. If early check-in is available, guests will be charged a fee of $100; or $25 per hour up until the normal check-in time. Early check-ins will not be allowed before 8am.

LATE CHECK-OUTS
Guests can request late check-outs within 2 days of their departure. Late checkouts are not guaranteed and we will not be able to approve any late check-outs before before this 2-day window. If late check-out is available, guests will be charged a fee of $100, or $25 per hour after the normal 10am check-out time. Late checkouts will not be allowed past 2pm.

**Guests who check out late without our approval will be charged a $300 fee that will be deducted from the deposit. This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives.**

Houston summers are quite hot , so it is important that the AC unit is not overloaded during these times. Guests should try to maintain the temperature at around 75 during the day. It is ok to reduce the temperature to between 69-75 F at night but guests should never lower it below 69 as this can cause damage to the AC unit.


-PLEASE READ-
-No refunds will be provided due to inoperable appliances, amenities, internet/wifi, etc. if applicable. We will make every reasonable effort to assure that such appliances will be and remain in good working order.

-No refunds will be given due to power blackouts, water shortage, flooding, weather, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of God or nature.

Guests must immediately (within 24 hours of check-in) make the host aware of any deficiencies or issues, and grant the host a reasonable amount of time to rectify the issue.

POOL HEATNG
This is optional; the Host will provide pool heating for an optional fee of $125/day (must be requested for full stay duration) with 48-hour advance notice to allow the Host time to turn on the heater and for the pool to reach the desired temperature before Guest arrival.

Guests will have complete access to all areas on the property. There is parking space on our driveway. There is a smart lock on the front door and a unique code will be provided.


Other things to note
We do charge an incidental hold fee if $500-$1k per stay in most cases! The actual deposit cost will depend on your circumstances. This is meant to be a holding deposit (similar to a hotel) that will be refunded automatically after your stay and is not meant to be an additional charge.

Guests will have interaction with our team all hours of the day until 11PM.

Know Before You Go:

- As part of our compliance with city ordinances and the global party ban on major travel booking sites, a strict maximum occupancy of 11 guests is in effect for this listing (this includes temporary visitors you may invite to the house). If you’re planning to invite additional friends or family to visit during your stay, please notify us ahead of your visit. Visitors are kindly asked to return home before midnight each night to avoid extra headcount fees. Failure to notify the host an event or gathering on the property will result in immediate eviction and total loss of your deposit (which is no fun for anyone, so please notify us!).

- Smoking is not permitted in the house.

- Neighborhood quiet hours are 9pm-9am, but you're welcome to use the outdoor amenities (quietly) until 11pm.

**Guests can request late check-outs within 1 day of departure. Late checkouts are not guaranteed and we will not be able to approve any late check-outs before this window. Late checkouts will not be allowed past 12pm.

- Reminder that guest parking is available on the driveway limited to 2 cars with additional street parking. Garage is inaccessible for guests and is for private use only. Please do not park in a neighbor’s parking space as you may risk being towed.
House Rules:

1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
