3 other ocean front units available in this building, one right across the hall, perfect for a multi-family vacation or a romantic getaway. The city of Newport Beach charges 10% TOT it will be included in the total charges when you reserve.

Balboa unit 9 and 10 both have decks facing the ocean. We've added a wood divider to for privacy and separate the decks, each deck has space for 2 chairs

Coin operated community laundry is on the first level next to the stair well.

This is an efficiency unit, appropriate for 2 adults and up to 2-4 children max.

Pets are subject to owner approval, please provide breed, age, weight and note that pet fees apply. In addition to the stated cancellation policy, any credit/debit card processing fees will be deducted from the cancellation refund if a credit/debit card is used, generally around 3%.

Absolutely no smoking. Smoking fines start at $500

If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests.

Rentspree application required for reservations of 28 nights or more and be approved based on the report by the owner.

Other Things to Note:
We want to be honest and transparent with you about this building. It is an old building with a lot of character and history, but it also has a few drawbacks. The units are cozy and compact, which may not suit everyone's preferences. The walls are not very thick, so you may hear some sounds from your neighbors or the street. This may not be a problem for most people, but if you are very sensitive to noise, you may find it challenging to stay here. We hope you understand and appreciate our honesty. Please, don't leave less than a 5 star review because of this.
